Board and Batten with Brick - Perfecting This Look

Most homeowners considering board and batten siding with brick already have the brick. Your bigger decision is how much of it to keep and where the two materials should meet. Put that break at a floor line, the base of a gable, or another architectural transition and the new siding gives the facade more height and depth for far less than a full re-side. Put it halfway across an uninterrupted wall and no paint color will make the line feel structural.
A two-story colonial with brick on the first floor and board and batten above it is the familiar version. The brick stops where the first story stops, so the transition already has a reason to be there. The band joist between stories reinforces that break.
Starting with a house that already has brick to the roofline makes this the largest scope of the options here. The upper veneer has to come off before siding goes on.
Once the brick is gone, the contractor repairs damaged sheathing and weather barrier and builds out the new siding plane so it meets the masonry below correctly. When you compare quotes, look for demolition and wall repair instead of judging the project by siding square footage alone.

For a smaller project, keep the work above the roofline. A pair of gables runs roughly 100 to 300 square feet of siding and leaves the brick below untouched. On a single-story ranch, the vertical pattern emphasizes the roof pitch and gives a low elevation more height.

A 3- to 4-foot brick band at the base suits many ranches and cottages better than a first-floor/second-floor split. The masonry gives the bottom of the house enough visual weight while board and batten carries the color up to the eaves.
Keeping brick along the bottom also leaves the more water-resistant material where rain splashes back from the ground.

A two-story entry gable is exactly where a horizontal split gets awkward. Run the transition straight across it and the line cuts the tallest part of the facade in half.
Instead, cover that mass from bottom to top and leave the adjoining wings in brick. This approach also works on a bump-out, garage face, or projecting shed dormer because the material change follows an actual break in the architecture.

Unless the brick is being painted or limewashed, treat it as the fixed color. Choose everything else around what is already there.
Why does the same white siding look crisp beside one red brick house and strangely blue beside another? The brick itself is rarely one color.
Walk out to the curb. From 30 feet away, the dominant field color becomes easier to separate from individual dark bricks, light bricks, and mortar joints. An overcast photo helps for the same reason because direct sun is not pushing one side of the wall warmer than the other.
Then choose against that dominant tone. Cool white beside warm red brick exaggerates the warmth in the masonry. A creamier white or warm greige produces a quieter relationship.
The problem pairing is the near-match: siding just different enough from the brick to miss, but too close to create deliberate contrast. From the street the two colors collapse together. Up close, the siding looks like an attempted match that went wrong.
Either create obvious contrast or bring the brick and siding much closer together in color. On many houses, the second approach means coating the masonry.
Before painting brick, settle these three points:
Keep corner boards, fascia, and window casings within a step or two of the siding value so trim does not carve the elevation into another set of bands. Brick and board and batten already create plenty of contrast. Save the sharper break for one small feature, such as the front door.
Before you shortlist siding colors, count everything on the exterior that is staying. A brown or green-gray roof introduces undertones that black or dark bronze roofing does not. White vinyl windows add another bright element. Gutters and the garage door occupy more visible area than people expect.
On a dark brick house with white windows, pale board and batten above the windows creates a second bright band. That may be exactly the effect you want. If it is not, the siding needs enough depth to separate itself from the window frames.
Unless the roof is already due for replacement, choose the siding with the existing roof color in view. A palette that only works after another major exterior project is the wrong palette for the house today.
Paint or buy samples at least 2 feet square and put them against the brick where the siding will actually appear. Leave them up for several days. Check them in morning light, flat afternoon light, and from across the street, because the brick below reflects color onto the sample and distance changes how strongly the two materials contrast.

Standard modular brick runs about three courses to 8 inches, so masonry already puts a tight horizontal grid across the wall. Board and batten needs a visibly different rhythm. Spacing at 12 or 16 inches on center creates that separation; tighter than about 10 inches starts looking busy at street distance.
Sixteen-inch spacing is common on larger walls and lines up naturally with framing. Twelve inches works well on smaller gables, dormers, and entry sections. Batten width deserves just as much attention. A 2-inch batten nearly disappears on a 12-foot wall, while 3- to 4-inch battens cast a deeper shadow and make the vertical pattern legible from the curb.
Many fiber cement and engineered wood products come in 4-by-8-foot or 4-by-9-foot panels, then battens cover the joints. Lay out the elevation before ordering so every panel seam falls behind a batten, starting at the corner people see most.
Brick lasts 75 years or longer with occasional tuckpointing. The siding beside it has a shorter maintenance cycle, so your material choice determines how frequently that part of the exterior needs attention.

Fiber cement pairs well with brick because its depth looks proportional beside masonry. It also resists rot and holds a factory finish for years. Color and material decisions on brick ranches show up clearly in our look at 1960s and 70s ranch house exterior remodels.
The joint between the two materials is also a drainage detail. Water runs down the siding, reaches the top of the brick, and needs a route back outside before it enters the wall cavity.
Here's the thing that surprises a lot of homeowners: one of the most important parts costs very little. Z-flashing is a bent piece of metal that extends across the top brick course, turns upward behind the siding, and projects far enough over the masonry for water to drip clear. The weather-resistive barrier laps over the vertical portion of that flashing.
Problems start when the installer caulks the siding tight to the brick or leaves out the weep openings below. Caulk across the joint blocks the drainage path. Bring this up while reviewing contractor scopes. A proposal that says only "install siding at gable" leaves unanswered questions about transition flashing, the weather barrier, and any sheathing repair uncovered during demolition.

Square footage alone does not explain the quote. A 200-square-foot gable with easy access requires relatively little staging and leaves the masonry alone. Move the same amount of siding to an upper story where brick veneer first has to be demolished and the wall repaired, and labor rises quickly.

A partial application on a brick house requires far less siding while still changing a large portion of what you see from the street.
And that's before you get to painting the brick. On a two-story house, add roughly $3,000 to $8,000 depending on surface preparation. Limewash generally runs less.
