When your house needs another bathroom, you have two ways to get one: build outward with an addition, or convert space you already have. Converting a bedroom into a bathroom makes a strong case for itself, especially when the room is barely used. That room already sits on the bedroom floor, steps from the rooms that need a second bathroom most. Its footprint is also generous enough for the deep soaking tub or oversized shower that a carved-out closet could never hold. All of that comes with walls, a floor, a ceiling, and usually a window already built and paid for. That head start is why a conversion typically runs $15,000 to $60,000, well under the cost of the same bathroom inside a new addition.

The catch is resale. Converting a closet into a powder room wins over nearly every buyer, since nothing is given up to get it. Trading a bedroom for a bathroom is a different proposition, because it narrows the pool of buyers your house appeals to and, in most markets, lowers what they will pay. If that trade still looks worth making, start with the plumbing, since the distance between the room and your existing drain lines sets most of the budget.

## Check the plumbing before anything else

Where your existing drain and supply lines run will decide more about this budget than any fixture you pick, so get that answered before you plan the layout. A contractor can usually sort it out in a single site visit.

### Distance to the existing drain and supply lines

Put the new bathroom next to existing plumbing, or convert a different room. A bedroom that shares a wall with a bathroom, or sits directly above a kitchen or bath, needs only a few feet of new pipe. Your plumber ties straight into the existing drain stack and supply lines. A bedroom at the far end of the house needs new supply runs, a new drain line sloped back to the stack, and often a new vent through the roof. That work alone can add $5,000 to $15,000 before a single fixture goes in, and it involves opening ceilings and walls in rooms you weren't planning to touch.

Most homes have one or two drain stacks, and the rooms adjacent to or stacked above them are the realistic candidates. Any other room will cost more to convert than it is worth when a closer room would do the same job. Your contractor can locate the stacks and the nearest vent on a first visit, well before anyone quotes the work.

### Floor structure and drain slope

A toilet drain needs a 3-inch pipe that falls at least 1/4 inch per foot on its way to the stack, and a shower drain needs a trap sitting below the floor surface. In a room with wood joists running the right direction and open space beneath, getting both is routine. Conversions go wrong on a concrete slab, or where the joists run across the drain's path. The plumber has to cut concrete, or notch and sister joists, to make the same slope work.

When the slope doesn't work, some contractors will propose a macerating toilet that grinds waste and pumps it uphill through a small pipe. Skip it. Macerating units are loud, they fail, they need electricity to flush, and buyers and inspectors treat them as a red flag. When the floor can't carry a gravity drain, convert a different room.

A contractor can pull up a section of subfloor, or look from the basement or crawl space below, and tell you in an hour whether the drain path is clean. Homeowners who skip that check find out during demolition, when the scope is already priced and the walls are already open.

### Ventilation, waterproofing, and electrical

Nothing about a bedroom was built for daily moisture, so the ventilation, waterproofing, and electrical all have to go in before a single tile does.

- **An exhaust fan ducted to the outside.** Code in most jurisdictions requires one in any bathroom with a shower, and the duct has to run to an exterior wall or roof cap. Dumping moist air into the attic rots framing and insulation within a few years. Size the fan at roughly 1 CFM per square foot of bathroom, with 50 CFM as the practical floor for a room with a shower.
- **Waterproofing behind the tile.** Standard drywall and a bedroom subfloor break down quickly under shower moisture. Cement board or a foam board system on the wet walls, a waterproof membrane on the shower floor and curb, and a moisture-resistant underlayment under the tile are the minimum.
- **Dedicated GFCI circuits.** A bathroom needs a 20-amp GFCI-protected circuit for the outlets, plus a separate circuit if you add a heated floor or an exhaust fan with a built-in heater.

## Permits and what changes on paper

Expect to pull plumbing, electrical, and building permits for this project in nearly every jurisdiction, and budget $500 to $2,500 for fees and inspections. The plumbing permit covers the new drain, vent, and supply work, the electrical permit covers the new circuits, and the building permit covers any framing changes. Your contractor should pull all three. A contractor who suggests skipping them is a reason to get another quote.

The permit record also changes what your house is on paper. Once the bedroom becomes a bathroom, the assessor's record and any future listing show one fewer bedroom and one more bath, and the permit is what makes that change official. An unpermitted conversion creates the opposite problem at sale. The buyer's inspector finds a bathroom the records don't show, and you either permit it after the fact, often with walls reopened, or negotiate a discount.

## Laying out a bathroom in a bedroom's footprint

Don't build a 120-square-foot bathroom. A typical secondary bedroom runs 100 to 150 square feet, and a full bathroom needs 40 to 60 of that. Tiling the whole room gives you a cold, echoing space, a tile bill 2 to 3 times what it should be, and fixtures spread so far apart the room never feels finished. Spend the surplus on something you'll use every day, and keep the bathroom itself in the 50 to 70 square foot range.

### Converting a bedroom into a bathroom and walk-in closet

A walk-in closet beside the new bathroom gives you more daily convenience than any extra square foot of tile, and it costs a fraction as much to build. Buyers who see one fewer bedroom on the listing will at least see a suite with real storage. Frame a wall across the room to carve off 40 to 60 square feet, put the bathroom on the plumbing side, and finish the closet with drywall, a rod, and shelving. That new wall doubles as the wet wall for the vanity, so the plumbing stays compact.

### Bath plus laundry

Why not put the washer and dryer up here too? The supply, drain, and vent you're already running for the bathroom serve a laundry closet with almost no added plumbing cost. A second-floor laundry also saves a trip down the stairs with every load. Allow 36 by 36 inches minimum for a side-by-side pair. ### Keep the window

Homeowners wall the window off for privacy, or to gain a long vanity wall, and then live with a dark bathroom that needs the fan running twice as long to clear. Obscured or frosted glass solves the privacy problem for a few hundred dollars, and a window that opens gives you ventilation no fan matches on a humid day. Plan the layout around the window rather than against it, putting the tub or the vanity beneath it where the light does the most good. The shower belongs on an interior wall where the waterproofing is simpler, and the drain path decides where the toilet ends up.

## What converting a bedroom into a bathroom costs

Most bedroom-to-bathroom conversions land in the $15,000 to $60,000 range, and plumbing distance is what sorts a project into the low or high end of it, with finishes accounting for most of what's left.

Labor is 50 to 60% of the total on these projects, because the plumber, electrician, tile setter, and carpenter each need several visits. And that's before you get to finishes, where tile alone can add $5,000 to $10,000 at the top of the range. Get three quotes with line-item scopes, and compare the plumbing line specifically. A quote that buries the drain and vent work in a lump sum is the one most likely to produce a change order.

Plan on 4 to 8 weeks of construction once permits are in hand, and 2 to 6 weeks before that for permit approval, depending on your municipality. The bedroom is out of use from the first day of demolition, and the hallway outside it carries dust and foot traffic for the duration.

## Alternatives to converting the whole bedroom into a bathroom

You don't have to give up the whole bedroom to get the bathroom. The first two approaches below keep the room on your listing, while the third trades it for a primary suite that buyers value far more than a standalone extra bath.

### Split the bedroom into a smaller bedroom and a bathroom

Splitting the room keeps your bedroom count intact and still gives you a full bath, so you avoid the resale penalty entirely. A 12 by 14 foot bedroom (168 square feet) can give up 50 to 60 square feet to a bathroom and remain a legal bedroom at 108 to 118 square feet, as long as it keeps a window and a closet. Most codes require a minimum of 70 square feet and a 7-foot dimension in one direction for a habitable bedroom.

The window is the constraint. The bathroom side of the new wall usually ends up windowless, so the fan has to do all the ventilation work, and the bedroom side needs to keep its egress window to stay a bedroom. In practice the dividing wall goes wherever it lets the bathroom reach the plumbing without stranding the window on the wrong side.

### Take space from a closet or hallway

If you're wanting to add an extra toilet and little less, [look at the closet](https://www.blockrenovation.com/guides/converting-closets-into-bathrooms?hsLang=en) and the hallway before you look at the bedroom. A walk-in closet of 40 square feet or more, or a wide hallway that can give up 3 feet along one side, often holds a compact three-quarter bath with a shower, toilet, and small vanity. You keep every bedroom, and the plumbing is often already nearby in a hallway shared with an existing bath, so the cost typically runs $12,000 to $25,000.

### Convert part of the bedroom into an ensuite bathroom

Converting a whole spare bedroom to serve the primary bedroom next door wastes most of the room. Open the shared wall instead, take 50 to 70 square feet [for an ensuite bath](https://www.blockrenovation.com/guides/design/ensuite-bathroom-ideas-inspiration?hsLang=en), and leave the rest as a walk-in closet or dressing area off the primary. The spare room comes off the listing either way, but you end up with a true primary suite, and suites hold value better than a standalone bathroom does.

The construction is the same as a full conversion, with the plumbing on the shared wall. Close the spare room's original hallway door and open a new one from the primary, or the new bathroom ends up with a hallway door nobody wants.

## What a lost bedroom does to resale

Does a bathroom add more value than the bedroom it replaces? In most markets it does not. Appraisers typically assign more value to a bedroom than to a bathroom, and a converted room rarely returns its full construction cost at sale. Dropping from 4 bedrooms to 3 also pulls your house out of the search filters buyers set when they need 4 bedrooms. The exception is a house that is bedroom-heavy and bathroom-poor. A 4-bedroom, 1-bath house is harder to sell than a 3-bedroom, 2-bath house in nearly every market, and in that case the conversion adds value rather than subtracting it.

Still, you'll live in this house for years before you sell it. Make the decision with the resale number in view, and put a closet or laundry in the surplus space so the house shows well either way.
