Two contractors can walk through your 2,000 square foot house and return estimates that differ by $200,000, even when both have priced the work honestly. The gap starts with scope. A kitchen that stays in place, walls that remain intact, and serviceable wiring give one contractor a very different project from a full gut. For planning purposes, expect to spend $30,000 to $90,000 on a cosmetic refresh, $80,000 to $200,000 on a mid-range remodel, and $200,000 to $450,000 on a full gut. High-end work passes $800,000 in costly markets and heavily customized homes.

Those ranges assume the footprint stays the same. If you're adding square footage, budget for the addition as new construction alongside the renovation.

## Cost to remodel a 2,000 sq ft house at a glance

| Scope | Total cost | Per square foot |
| --- | --- | --- |
| Cosmetic refresh | $30,000 to $90,000 | $15 to $45 |
| Mid-range remodel | $80,000 to $200,000 | $40 to $100 |
| Full gut renovation | $200,000 to $450,000 | $100 to $225 |
| High-end gut | $450,000 to $800,000+ | $225 to $400+ |

These totals cover labor, materials, appliances, contractor overhead and profit, design fees, and permits. Set aside additional money for contingency, furniture, window treatments, landscaping, and temporary housing. The overlap between tiers accounts for location and finish level: a meticulous cosmetic renovation in an expensive market sometimes costs more than a limited mid-range remodel somewhere with lower labor rates.

## What 2,000 square feet looks like as a renovation budget

Many 2,000 square foot houses have three or four bedrooms, two or three bathrooms, and a kitchen measuring about 180 to 250 square feet. The kitchen and bathrooms occupy only 15 to 25% of the house, yet they commonly absorb 45 to 60% of a full-scope budget. When you're deciding where to spend, remember what goes into those rooms: cabinets, appliances, tile, plumbing, and waterproofing all cost far more than paint and flooring in a bedroom.

| Space | Typical size | Share of a full-scope budget |
| --- | --- | --- |
| Kitchen | 180 to 250 sq ft | 25 to 35% |
| Bathrooms, 2 to 3 | 120 to 250 sq ft combined | 20 to 30% |
| Bedrooms, 3 to 4 | 500 to 700 sq ft | 8 to 12% |
| Living room, dining room, and hallways | 700 to 900 sq ft | 10 to 15% |
| Mechanical systems | No fixed footprint | 10 to 20% |
| Design, permits, and management | No fixed footprint | 8 to 15% |

The percentages overlap because contractors assign related work differently. Some proposals place lighting under the kitchen and others place it under electrical. Use the table to check the weight given to expensive rooms and building systems, rather than adding every row into a new estimate.

Per-square-foot pricing is most useful when you compare projects with similar scopes. One whole house average blends a kitchen priced at $250 per square foot with a bedroom priced at $35 per square foot, so the result describes neither room very well. Check the overall rate for context, then build your working budget around rooms, systems, and structural work.

## Why two 2,000 sq ft houses can cost different amounts

Two houses with 2,000 square feet of floor area require very different work when their room arrangements and crew access differ. A single-story ranch, a two-story colonial, and a narrow three-story rowhouse all prove the point. Their roofs, plumbing, ductwork, structure, and staging needs have little in common.

The house types below illustrate common configurations. Before you budget around any of them, confirm the framing and mechanical layout in your own home.

### Roof and exterior wall area

Spreading 2,000 square feet across one floor creates more roof than stacking the same area across two or three floors. The exterior wall area changes as well. For a simple comparison, the figures below assume walls around 9 feet high and count only the exposed front and rear walls of the attached rowhouse. Roof pitch, overhangs, doors, and windows are excluded.

| Configuration | Roof footprint | Approximate exposed wall area |
| --- | --- | --- |
| Ranch, 40 by 50 feet | 2,000 sq ft | 1,600 sq ft |
| Colonial, 40 by 25 feet | 1,000 sq ft | 2,350 sq ft |
| Attached rowhouse, 20 by 33 feet | 670 sq ft | 1,100 sq ft |

That ranch has twice the roof footprint of the colonial and roughly three times the footprint of the rowhouse. If your renovation includes a new roof, the additional surface can add five figures. The colonial requires more siding and insulation because it has more exposed wall area. An attached rowhouse benefits from shared party walls, although its flat roof and tighter access raise the installed cost per square foot.

### Plumbing is cheaper when wet rooms stay together

In many colonials, upstairs bathrooms sit over a kitchen or powder room and share one or two vertical waste stacks. That concentration shortens pipe runs and keeps most of the work inside a single plumbing chase.

- **Stacked fixtures limit demolition.** A bathroom gutted in place reconnects inside the same chase, avoiding long horizontal drains and extensive wall openings.
- **Some ranches have several wet walls spread across the main level.** Moving a sink, toilet, or shower then requires work beneath the floor or through a slab, especially when the kitchen and bathrooms are far apart.
- **Older rowhouses sometimes serve several floors from one original stack.** Replacing cast iron in a pre-1940 house requires openings on every floor served by that stack, followed by new connections for each fixture.

Block Renovation explains the labor behind these changes in its guide to [rerouting plumbing costs](https://www.blockrenovation.com/guides/rerouting-plumbing-costs-other-faqs?hsLang=en).

### Ductwork needs a route between floors

And that's before you get to the ductwork. A single-story house with an accessible attic or basement gives an HVAC installer a direct route to each room. Central air in a two-story or three-story house needs a vertical route, sometimes through a closet or other finished space. When a narrow rowhouse has no room for large ducts, mini-splits or a high-velocity system fit the building better.

### Structural work depends on the framing

Two openings between a kitchen and living room can look identical when finished. Inside the wall, one required routine demolition and the other needed a new beam with posts and footings.

- **Roof trusses can make an opening simpler.** Some post-1950 ranches use trusses that carry loads to the exterior walls, leaving many interior partitions nonbearing. A stick-framed ranch with a center bearing wall is a different job, so have the ceiling framing inspected before you plan the opening.
- **A center bearing wall needs a load path.** In a common two-story layout, an interior wall supports the floor joists above. Opening it requires temporary shoring, an engineered beam, and a clear path for the load through the basement or crawlspace. If the existing structure cannot carry the concentrated load, the new post needs a footing of its own.
- **Rowhouse walls require building-specific review.** Party walls are commonly structural masonry, while interior partitions are usually wood framed. Their role varies with the floor system and past alterations, so have an engineer identify the load-bearing walls before the layout depends on an opening.

### Site access affects labor

Ask where the dumpster, materials, and crew vehicles will go. A suburban driveway holds a container, and a garage provides dry storage for cabinets and flooring. A dense urban project often adds a street permit, paid parking, smaller deliveries, and extra labor to carry every sheet of drywall through the house.

Labor accounts for half or more of many remodel budgets, so slow material handling has a real effect on the estimate. Stairs add another layer. They limit the size of fixtures that reach the upper floors, and alterations to the stair area may bring handrails and guardrails under current local code.

## What pushes a remodel toward the high end

Some decisions change several trades at once. Moving a kitchen touches plumbing, electrical work, ventilation, framing, flooring, and permits. Choosing a more expensive countertop changes one line in the proposal.

- **Layout and systems create the largest increases.** Moving a kitchen or bathroom, replacing original wiring and plumbing, rebuilding HVAC, or removing a bearing wall adds tens of thousands of dollars. Local labor rates magnify every one of those choices.
- **Finish and access costs accumulate across the project.** Extra bathrooms, custom cabinetry, slab stone, limited staging space, and the need to protect occupied rooms add smaller amounts that can collectively move a project into the next tier.
- **Certain problems deserve a separate estimate.** Foundation repair, structural rot, lead or asbestos abatement, historic review, and an addition are substantial scopes of their own. Price them before deciding what remains available for the rest of the renovation.

## What a cosmetic remodel costs on a 2,000 sq ft house

A cosmetic renovation keeps the cabinet boxes, appliances, plumbing locations, and walls in place. You can still update every room through paint, flooring, light fixtures, hardware, counters, and bathroom fixtures. For example, a representative $65,000 budget looks like this:

| Component | Cost |
| --- | --- |
| Interior paint throughout | $10,000 |
| Refinished and replacement flooring, 1,600 sq ft | $18,000 |
| Light fixtures and cabinet hardware | $7,000 |
| Kitchen cabinet refacing, counters, and backsplash | $22,000 |
| Vanity and fixture swaps in two bathrooms | $8,000 |

There is plenty of room to adjust that example. Sound hardwood is a valuable starting point because refinishing preserves the floor and reduces the flooring line. In the kitchen, repainting well-built cabinet doors saves thousands compared with refacing. Premium flooring or stone counters take a surface-focused project closer to $90,000 without changing the floor plan.

This tier has the lightest permit burden. Paint, flooring, and cabinet work commonly proceed without permits, although local rules govern electrical devices, plumbing fixture swaps, and window replacement. Call the building department before work begins so a permit question does not interrupt the schedule later.

## Mid-range remodel cost for a 2,000 sq ft house

At $80,000, you have to choose. A workable scope is a gutted kitchen, one bathroom, and new flooring, paint, and lighting across much of the house. Near $200,000, you can add a second or third bathroom, upgraded cabinetry, and one or two structural openings.

- **Plan on $40,000 to $80,000 for a mid-range kitchen.** That budget covers semi-custom cabinets, stone counters, new appliances, flooring, and lighting. The [kitchen remodel cost guide](https://www.blockrenovation.com/guides/cost/kitchen-remodel-cost?hsLang=en) breaks the total down by cabinet grade and countertop material.
- **Add $14,000 to $50,000 for each full bathroom.** Use the lower portion of that range for a secondary bathroom and the upper portion for a larger primary bathroom. Block's [bathroom remodel costs](https://www.blockrenovation.com/guides/cost/bathroom-remodel-cost?hsLang=en) include a fixture-level breakdown.
- **Keep plumbing locations in place when the budget is tight.** Moving a kitchen or bathroom adds rough plumbing, electrical work, patching, and design coordination, pushing the project toward full gut pricing quickly.

## How much does it cost to gut a 2,000 sq ft house?

Gutting and rebuilding a 2,000 square foot house costs about $200,000 to $450,000 when the work includes new electrical, plumbing, and HVAC. A renovation that opens the walls and keeps serviceable systems belongs between the mid-range and full gut tiers.

| Gut renovation component | Typical cost | Notes |
| --- | --- | --- |
| Demolition and disposal | $6,000 to $20,000 | Lead or asbestos abatement costs more |
| Full electrical rewire | $10,000 to $28,000 | Includes a new panel and code-compliant circuits |
| Plumbing repipe | $8,000 to $22,000 | Galvanized or cast iron removal increases labor |
| HVAC replacement | $10,000 to $24,000 | New ductwork increases the total |
| Insulation and drywall | $18,000 to $40,000 | Whole house |
| Windows, 15 to 20 units | $14,000 to $45,000 | Custom sizes and wood frames cost more |
| Kitchen and bathrooms | $70,000 to $180,000 | Usually the largest block of finish work |
| Flooring, trim, doors, and paint | $30,000 to $70,000 | Whole house |
| Design, engineering, and permits | 8 to 15% of construction | Structural changes require engineering |

Do not add every low point or every high point in the component table. Your house will mix ordinary costs with a few expensive ones, and the final scope determines how the pieces fit together. When most rows reach the upper portion of their range, plan for the high-end tier.

You'll spend much of a full gut budget on work that gets covered by drywall. In a house built before 1980, the rewire, repipe, and HVAC replacement together can approach the cost of the kitchen. None of it will be visible when the paint dries. You will feel the difference every day in safe wiring, reliable water lines, and comfortable temperatures.

## Room-by-room costs in a 2,000 sq ft house

Treat the figures below as standalone project prices. Kitchen and bathroom totals already include the flooring, paint, and lighting inside those rooms. Adding them to whole house finish rows would count the same work twice.

| Room or system | Cost range | What's included |
| --- | --- | --- |
| Kitchen, 180 to 250 sq ft | $30,000 to $110,000 | Cabinets, counters, appliances, flooring, lighting |
| Primary bathroom | $20,000 to $50,000 | Full gut, tiled shower, double vanity |
| Secondary full bathroom | $14,000 to $32,000 | Full gut, tub or shower, single vanity |
| Powder room | $6,000 to $16,000 | Vanity, toilet, tile, fixtures |
| Bedroom, each | $3,000 to $12,000 | Paint, flooring, closet, lighting |
| Living and dining rooms | $6,000 to $25,000 | Paint, flooring, trim, lighting |
| Flooring in remaining 1,500 to 1,700 sq ft | $10,000 to $28,000 | Removal and installation |
| Interior paint in remaining rooms | $6,000 to $16,000 | Walls, ceilings, trim |
| Doors, trim, and millwork | $8,000 to $25,000 | Interior doors, baseboard, casing |
| Basement finishing | $25,000 to $75,000 | When applicable |
| Attic conversion | $30,000 to $90,000 | When applicable |
| Bearing wall removal | $4,000 to $15,000 | Per opening, including beam and engineering |
| Roof replacement | $12,000 to $35,000 | Asphalt shingles through standing-seam metal |

### Spend unevenly on purpose

You do not need to spend evenly across all 2,000 square feet. Put more of the budget into the kitchen and primary bathroom, where costs and daily use are highest. Keep bedrooms simple with good flooring, fresh paint, and thoughtful lighting. A consistent palette will make the house feel finished even when room allowances differ.

## How tile affects a whole house remodel budget

Coverage, preparation, and installation time all affect the tile budget. Across a kitchen and several bathrooms, the crew works over multiple substrates, waterproofs shower walls, installs a backsplash, and lays out several floors. The material price captures only part of that labor.

Our COO, Danny Wang, sees the same pattern across renovation projects:

![Danny Wang-Block Renovation copy-Mar-03-2026-03-40-56-0956-PM](https://www.blockrenovation.com/hs-fs/hubfs/Danny%20Wang-Block%20Renovation%20copy-Mar-03-2026-03-40-56-0956-PM.png?width=754&height=912&name=Danny%20Wang-Block%20Renovation%20copy-Mar-03-2026-03-40-56-0956-PM.png)

“Tile is one of the most common areas where budgets grow faster than homeowners expect. It's rarely just the material cost, it's the prep work, waterproofing, cutting, layout, and installation time that come with more complex tile designs or increased coverage.”

Danny Wang, Chief Operating Office at Block Renovation

A shower measuring 3 by 5 feet shows how quickly extra coverage adds cost. Residential code requires a nonabsorbent shower-wall surface to extend at least 6 feet above the floor. Carrying tile from that height to a 9-foot ceiling adds about 33 square feet across three walls before waste. The added area needs tile, substrate preparation, setting materials, grout, and careful cuts at the ceiling. While your installer should be familiar with all related requirements, you can [review such information here](https://codes.iccsafe.org/s/IRC2018P7/chapter-3-building-planning/IRC2018P7-Pt03-Ch03-SecR307.2).

Pattern changes the labor. Herringbone, chevron, and small mosaics require more layout work and cutting than a running bond in large-format tile. Installers request extra material for patterns that create diagonal or numerous small offcuts. Block's guides to [kitchen backsplash costs](https://www.blockrenovation.com/guides/kitchen-backsplash-costs-installation-materials-more?hsLang=en) and [shower installation costs](https://www.blockrenovation.com/guides/cost/shower-installation-costs?hsLang=en) show how material and labor contribute to the total.

## Example budget: $165,000 base scope and $190,000 all in

Consider a 2,000 square foot colonial with four bedrooms and two and a half bathrooms. The kitchen and bathrooms are gutted without moving, two wall openings are added, and the existing mechanical systems remain.

| Line item | Cost | Running total |
| --- | --- | --- |
| Kitchen gut and rebuild | $55,000 | $55,000 |
| Primary bathroom | $28,000 | $83,000 |
| Hall bathroom | $19,000 | $102,000 |
| Powder room | $9,000 | $111,000 |
| Flooring in the remaining 1,200 sq ft | $11,000 | $122,000 |
| Interior paint in the remaining rooms | $8,000 | $130,000 |
| Lighting and electrical devices | $9,000 | $139,000 |
| Two wall openings with beams | $13,000 | $152,000 |
| Design, engineering, and permits | $13,000 | $165,000 |
| 15% contingency | $25,000 | $190,000 |

Keep the contingency outside the contracted base scope. When the walls open in a 1974 house, the crew may find damaged supply lines, questionable junctions, or framing that needs repair before finishes go in. You may use none of it. If trouble appears, you can approve the repair without giving up the tile or lighting you already chose.

Use Block's [renovation cost estimator](https://www.blockrenovation.com/tools/calculate-renovation-cost-estimations?hsLang=en) to test a few versions of your scope before collecting bids.

## How long a 2,000 sq ft remodel takes

| Scope | Design and permitting | Construction |
| --- | --- | --- |
| Cosmetic refresh | 2 to 4 weeks | 6 to 12 weeks |
| Mid-range remodel | 6 to 12 weeks | 3 to 6 months |
| Full gut renovation | 3 to 6 months | 6 to 10 months |

It's easy to focus on the construction calendar because that is the disruptive part you can picture. Design development, engineering, and municipal review sometimes take just as long as the work on site. Build both phases into your move-out dates, material orders, and financing plan. The [renovation planning guide](https://www.blockrenovation.com/guides/the-block-way-of-renovating?hsLang=en) explains the sequence from early planning through construction.

## Where the money is worth spending

- **A lighter scope deserves serious consideration when you expect to sell within three years.** The [2025 Cost vs. Value Report](https://www.costvsvalue.com/) found national cost recovery of 113% for a minor mid-range kitchen remodel, 80% for a mid-range bathroom remodel, and 36% for an upscale major kitchen. These are standardized individual projects, so use them as context rather than a formula for a whole house renovation.
- **Give daily function more weight when you plan to stay for ten years or longer.** Reliable electrical service, a layout that fits your household, and fewer problems from aging systems will affect your life long after the contractor leaves.
- **Mechanical work influences a sale even though buyers rarely admire it during a showing.** New wiring, supply lines, and a properly sized HVAC system affect appraised condition, insurability, operating costs, and the repairs a buyer requests after inspection.
- **Premium work should make sense for your neighborhood as well as your household.** Before committing to a very expensive renovation, ask a local appraiser or experienced agent how comparable homes reflect similar improvements. Market-specific advice is more useful than a fixed spending ratio.

## Frequently asked questions

Can you remodel a 2,000 sq ft house for $100,000?

Yes, in a market where the lower end of these ranges is realistic. A practical $87,000 base scope covers a $45,000 kitchen, one full bathroom, flooring, paint, and lighting, with a 15% contingency bringing the all-in budget to about $100,000. Multiple bathrooms, mechanical replacement, and major layout changes require a larger budget.

Is it cheaper to remodel or tear down and rebuild?

Remodeling usually costs less when the foundation and framing are sound. A rebuild becomes competitive when structural repairs are extensive or the existing layout cannot be adapted sensibly, but compare all-in budgets before deciding. Put demolition, site work, design, permits, utility changes, and every repair to the existing shell into that comparison.

Is it cheaper to renovate all at once or in phases?

Completing the work at once reduces repeated costs for mobilization, site protection, dumpsters, permits, and project management. Phasing is a cash flow choice when the full budget is not available yet. Plan the sequence carefully so a later phase does not damage or reopen finished work.

Typically, what percentage of a remodel budget goes to labor?

For initial planning, assume labor will account for half or more of a whole house remodel budget. The balance depends on scope: structural work requires many trade hours, and a finish-heavy project sends more money toward tile, appliances, and custom millwork. Access, local wages, and project complexity also affect the split.
