Luxury Waterfront Outdoor Living Renovation in Kirkland, WA

This full scale luxury outdoor living renovation transformed an aging elevated deck system into a modern waterfront entertainment space designed for durability, comfort, and premium aesthetics. The project began with complete demolition of the existing failing deck structure, followed by installation of new city-required helical piles and a fully rebuilt code-compliant framing system using pressure treated lumber with joist protection throughout. Our team installed premium Wolf Serenity PVC decking, modern aluminum railings with integrated drink rail, recessed stair lighting, and custom railing lighting to create a clean contemporary appearance with enhanced nighttime ambiance. The lower outdoor living area was upgraded with a large-format Italian porcelain paver patio installed over a professionally prepared drainage and base system. We also installed a premium under-deck waterproofing system to create a dry and functional covered patio area beneath the elevated deck. Additional improvements included wrapped PVC columns and beams, integrated exterior lighting, upgraded drainage solutions, and full artificial turf installation to complete the backyard transformation with a clean low-maintenance finish. This project combined structural engineering, luxury finishes, lighting integration, waterproofing technology, and modern outdoor design to create a high-end waterfront outdoor living experience in Kirkland, Washington.
