    Can I add an ADU to my Dallas-Fort Worth property?

    ADU rules vary city by city across the metroplex, and the gap between Dallas and Fort Worth is significant. In Dallas, accessory dwelling units are not permitted by right in most single-family zones, and homeowners typically need to pursue either an Accessory Dwelling Unit Overlay (ADUO) through a neighborhood petition process or a special exception from the Board of Adjustment. When approved, Dallas ADUs are capped at 800 square feet, and either the primary home or the ADU must be owner-occupied, with the rental unit registered annually through the Single Family Rental Registration Program.

    Fort Worth takes a more permissive approach. ADUs are allowed in designated residential zones under the city's Unified Development Code, subject to setback, lot coverage, and height limits tied to the primary structure. A building permit through the Fort Worth Development Services Department is required for all ADU construction, and historic overlay districts like Fairmount, Ryan Place, and the Stockyards add an additional review layer through the Historic and Cultural Landmarks Commission.
